With Yally we put the Flemish & Belgian renovation revolution underway. We buy existing homes/apartments in and around the city centers in Belgium, make them more energy-efficient and rent them out. As the landlord of the future, Yally focuses on modern comfort and on reducing the total cost of living for the tenant. We do this by integrating smart technologies, reducing the energy bill and an all-in service via the online portal Mijn.Yally.be (www.yally.be).

Your role in a nutshell:

The Project Manager helps screen the Yally properties during the acquisition phase in order to renovate them sustainably and technically in accordance with the requirements. You will draw up the first implementation budgets, evaluate price quotes and ensure an action plan. You coordinate the renovation process from the preliminary phase to delivery together with your colleagues. You will be assigned responsibility for various sustainability projects and strive for continuous optimization of our services.

Given that the A+-ready renovation of buildings within Yally is becoming a strategic mission, the Project Manager plays an important leading role in achieving results that support the company's objectives.

Result areas

  1. You support the real estate consultants during the screening of the projects to be purchased by estimating the technical and financial feasibility; with an emphasis on the building shell and the techniques.  You make preliminary calculations of the capex and opex investments in the projects. You manage the projects and project manager(s) functionally and financially, whereby you continue to monitor the smooth progress in terms of quality, budget and timing of these projects. Starting from a bill of quantities analysis - via a complete and correct tender file - to the finalization of the price comparison & associated contracts. You keep a tight rein on budget and invoice control and, if requested, you report on this to management.
  2. In order to further increase our general efficiency, you actively formulate and implement associated process improvements. You think out-of-the-box in all aspects of the construction and real estate world.
  3. You are responsible for developing partnerships and purchasing construction and real estate related materials and services, from A to Z. This means:
    1. Actively setting up and maintaining ‘Supplier Relationship Management’: hunting and evaluating trustworthy suppliers, optimizing the ‘supplier and partner portfolio’,  You have a strong network of suppliers and installers.
    2. Conducting commercial negotiations with suppliers and partners, securing the best possible deals/discounts under correct conditions that help us achieve qualitative, financial and sustainable objectives, if desired by drawing up and/or optimizing framework or annual contracts
    3. You screen and investigate both traditional and (new) innovative techniques, whereby you assess the technical analyses of the engineering firms, suppliers and/or contractors on their merits and adjust them where necessary.
    4. Negotiating marketing support with the suppliers and partners.
    5. Maintaining relationships with these partners in order to optimize purchasing and cooperation conditions and to carry out quality controls.
  4. Guiding the property managers and following up on repairs and emergencies
  5. style="font-family:"Playfair Display"">Ensuring the right communication with your colleagues, clients, property owners, engineering firms and contractors. You do not hesitate to firmly address the parties involved about poor quality or inadequate project management if applicable.
  6. You make maximum use of the digital tools developed by Yally and you encourage your project and property managers to do the same. ‘leading by example’
  7. You proactively monitor developments in the professional field and integrate them into your operations

Profile

  • Master's degree in a technical field, preferably engineer or equivalent through experience.
  • At least 5 years of work experience in project management and site monitoring (planning, organization, stakeholder management, financing, costs/benefits, customer focus, etc. within a construction company, government, architectural firm, …)
  • Knowledge of techniques is a plus
  • Good financial knowledge of prices and budgets Broad spectrum of IT knowledge
  • Result-oriented, decisive, independent and stress-resistant
  • Hands-on
  • Strong problem-solving skills and positive attitude ... style="font-size:11pt">Thinks creatively about new products and optimising existing services.
  • Strong communication skills, both written and verbal
